Tenants

 

1.        Following is a list of the general eligibility requirements which you may be required to meet before being considered for one of our available properties…

 

· All Adults (18 yrs. of age and older) intending to occupy the property must complete an application and authorization to a credit evaluation.

· You must be willing to submit to “TVS” a national Tenant Verification Service.

· You must provide proof of citizenship and a valid photo identification.

· You must have verifiable proof of income.

· The property’s monthly rent, in most cases, may not exceed more than 1/3 of your combined monthly gross income.

· Other Requirements and Special Considerations may be made, or available, according to the specific terms of the property’s owner.

 

2. Lease to Own.  IF you are thinking about purchasing a home in the foreseeable future, we may be able to help.  From time to time, we have homes that are also available for sale, or available as Lease-to-Own.  Our Lease-to-Own programs vary according to the terms of the current Seller.  Please call our office for a current list of these properties and the Seller’s general terms.  We will be happy to assist you.

 

             A real estate Purchase and Sale Agreement is required to purchase any

             property through our Lease-to-Own program, and must be handled              through a specific Real Estate Brokerage licensed in the State of Idaho.

             Commissions are earned and paid to the Brokerage(s) which handle the              sale.  These commissions are generally paid by the Seller, but not in

             every case. Sometimes they are negotiated.

 

3.        For prompt consideration, please contact our office. Or go to our ‘Forms’ area, print a copy of our “Application to Rent or Lease and Credit Authorization”.  Fill it out completely and return the completed form to our office in person, by mail, or by FAX.
