About Us….

 

           Miles White PPS is a boutique “hands-on” full-service property management company specializing in single family residences including duplexes, triplexes and four-plexes.  We currently do not provide services for large multiplexes, apartment complexes or commercial properties, but have qualified professional partners we can refer you to. Management services for Homeowner Associations and subdivisions is not available at this time, but is in development for the near future.

 

           We oversee all aspects of the management and maintenance of our client’s interests in their property investments.  We solicit and qualify potential tenants—and match them to our client’s available offerings.  We utilize a national Tenant Verification Service to assist us in determining the worthiness of potential tenants which provides us with a credit evaluation, any reported criminal history and/or eviction reports.

 

           Our current management fee is 10% of the monthly gross rent collected up to a maximum of $150.00 per month.  All advertising fees are discounted and billed to the owner’s account.  Any fees for optional services are billed from actual invoices when they are received.  These services may include, but are not limited to, repairs from normal wear and tear, pre-paid utilities made on owner’s behalf, lawn and building maintenance services, and/or repairs for damages occurred as specified in our agreement.  A monthly itemized billing statement of all services and/or repairs is included with the monthly revenue check.

 

           Miles White PPS makes a visual inspection of every property: a minimum of every month for exteriors, and a minimum of every 6 months of the interiors (with 24-hr. advance notice to the Tenants as required by state law).  It is our opinion that a well-maintained property attracts and maintains long term quality tenants which in turn benefits the owners by minimizing vacancy periods, and providing an increased rate of return on their investments.

 

           This is just a quick overview of some of the services which Miles White PPS provides.  It is not intended to be the complete agreement.  We at Miles White PPS understand that our Owners, their properties, and their prospective Tenants all have different requirements, conditions and experiences.  It is our desire to best meet the goals and needs of all, while enjoying a comfortable stress-free environment.
